Privacy Policy

The Closed List is published by Maude House LLC, a Florida limited liability company ("Maude House," "we," "us" or "our"). This policy explains what information we collect when you visit theclosedlist.com, any edition of The Closed List, or any domain that forwards to them (together, the "Site"), and what we do with it.

The short version: we don't sell your information, we don't ask you to create an account, and we only collect what we need to run and improve the Site.

1. Information we collect

Information you give us. If you email us (for example, at tally@theclosedlist.com), we receive your name, email address and anything you include in your message. If you send a correction or request about a ranked team, we may also receive information about that team.

Information collected automatically. When you visit the Site, we and our service providers automatically collect certain information, including:

• Your IP address and approximate location (city or region, not your street address)
• Browser type, device type and operating system
• Pages you visit, how long you stay, links you click, and the page or search that brought you here
• The date and time of your visit

Information about real estate teams. The Site publishes information about real estate teams and agents, such as team names, brokerages, sales volume, number of sales, average sale price, team size, Google review counts and publicly listed business contact details. This information comes from public and third-party sources, including RealTrends Verified, Google Business Profiles and the teams' own public websites. It is business information about professional activity, not personal information about private individuals.

2. Cookies and analytics

We use cookies and similar technologies to understand how the Site is used. We use Google Analytics, a web analytics service from Google LLC, which uses cookies to collect information about your visits. Google may process this information on servers outside your state or country. You can learn how Google uses this data at policies.google.com/technologies/partner-sites, and you can opt out of Google Analytics at tools.google.com/dlpage/gaoptout.

We also use Google Search Console to see how the Site appears in Google search results. Search Console gives us search data in summary form and does not identify individual visitors.

Our website hosting provider may collect basic technical information (such as IP address and request logs) to deliver the Site securely and keep it running.

You can set your browser to block or delete cookies. The Site will still work without them.

We do not use advertising cookies, and we do not show ads.

3. How we use information

We use information to:

• Run, secure and improve the Site
• Understand which pages and features are useful
• Answer your messages, review corrections and keep the change log accurate
• Protect against fraud, abuse, spam and security threats
• Comply with the law and enforce our Terms of Use

4. How we share information

We do not sell or rent your personal information, and we do not share it for cross-context behavioral advertising.

We share information only:

• With service providers who help us run the Site, such as our analytics, email and website hosting providers, and only as needed for them to provide their services
• When required by law, such as in response to a valid subpoena or court order
• To protect rights and safety, including ours, our users' and the public's
• In a business transfer, if Maude House or The Closed List is sold, merged or reorganized, in which case this policy will continue to apply to information collected before the transfer

If you send a correction about a team, we may share the substance of the correction (not your contact details) with that team or in our public change log.

5. How long we keep information

We keep emails for as long as needed to respond and to keep a record of corrections. We keep analytics data according to our Google Analytics retention settings, which is no longer than 14 months. We delete or anonymize information when we no longer need it.

6. Your choices and rights

You can:

• Opt out of Google Analytics using the browser add-on linked above, or block cookies in your browser
• Ask us what personal information we have about you, ask us to correct it, or ask us to delete it, by emailing tally@theclosedlist.com

Depending on where you live, you may have additional rights under your state's privacy law. We will honor requests as the law requires, and we won't treat you differently for making one. We may need to confirm your identity before acting on a request.

7. Teams and agents listed on the Site

If you are a real estate professional listed on the Site and believe information about you or your team is wrong, email tally@theclosedlist.com. We review every request. We correct errors in the underlying data and log the change. We do not remove accurate, publicly available business information because a team would prefer a different ranking.

8. Children

The Site is not meant for children under 13, and we do not knowingly collect information from them. If you believe a child has sent us information, email us and we will delete it.

9. Security

We use reasonable measures to protect information, but no website or email system is completely secure. Please don't send us sensitive information such as financial account numbers or government ID numbers.

10. Links to other sites

The Site links to other websites, such as RealTrends, team websites and Google. We are not responsible for their content or their privacy practices.

11. Changes to this policy

We may update this policy from time to time. When we do, we will change the effective date at the top. Using the Site after a change means you accept the updated policy.
