How to choose a real estate agent in Miami

"Top agent" usually means the most sales volume. Volume tells you how big a team is. It doesn't tell you who will answer your call or how the last clients felt at closing. When people search for a top agent, that's what they actually mean. So here are five questions that measure it, and the data to answer them.

The Service Test

  1. Who will actually work your sale?

On a small or boutique team (2 to 10 agents), the person who runs the team is usually on your deal. On a team of 20 or more, you're often handed to whoever is free. Ask before you sign.

  2. What do past clients say, per sale?

Count Google reviews, then compare them to how many homes the team sells. A big team should have far more reviews than a small one. When it doesn't, that tells you something.

  3. Do they lead in your town?

Miami-Dade is a dozen small markets. Check the team's rank where you're buying or selling.

  4. Do they sell homes like yours?

A team that averages $3M a sale treats a $1.4M home differently than a team that sells them every week. Compare their average sale to your price.

  5. Have they done it lately?

Homes sold last year means fresh comps and active buyer conversations.

Big teams win question 5. Questions 1 and 2 are where boutique teams pull ahead, and most buyers never ask them.
